Almost every new project in Lahore is sold on a payment plan. On paper they look simple, a booking amount and monthly installments, but the details decide how much cash you really need and when.

This guide explains every part of a property payment plan, shows how to compare plans properly using real projects, and helps you decide between installments and paying cash.

The parts of a payment plan

  • Booking or down payment: paid when you reserve the unit, usually 15% to 30%.
  • Confirmation: a second payment due soon after booking, for example within 45 or 60 days.
  • Monthly or quarterly installments: the regular payments over the plan period.
  • Half-yearly or balloon payments: larger payments every six months or at set points.
  • Balloting or allocation: due when your plot number is allocated.
  • Grey structure: in apartments, due when the building's structure is complete.
  • Possession: the final payment when you take the plot or apartment, often 15% to 20%.

Real examples from Lahore projects

  • Etihad Town Phase 3 & 4: 20% booking, 10% at ballot, 30 monthly installments of 1%, four balloon payments of 5%, and 20% on possession over three years. Development charges are extra.
  • Skyline Boulevard: 15% booking, 15% within 45 days, 42 monthly and 7 half-yearly installments, 10% at grey structure, 15% on possession.
  • CDC Residencia: 20% down, 48 equal monthly installments, 20% on possession, with no balloons.
  • Urban City Lahore: a small down payment, 42 monthly and 6 half-yearly installments, plus allocation and possession payments.

How to compare payment plans properly

Don't compare plans by the booking amount alone. Work out:

  1. Cash in the first 60 days: booking plus any confirmation payment. For HS Prime Tower that is about 20%, for Skyline Boulevard about 30%.
  2. Your heaviest month: the month a balloon or half-yearly payment falls due on top of the monthly installment.
  3. The amount due on possession: often 15% to 20%, which you may need to arrange in one go.
  4. Extra charges: corner, park-facing and wide-road premiums, floor charges, development, transfer and maintenance charges.

Installments vs cash: which saves more?

Some developers give a large discount for paying in full. Faisal Town Phase 2, for example, takes 20% off: a 5.56 Marla plot is Rs 34.95 Lakh on installments or Rs 27.9 Lakh in cash. Kuwait Mall offers pre-launch discounts of Rs 20 to 40 Lakh on apartments.

Pay cash if…

The discount is large, you have the money without stretching yourself, and you have checked the project's approval and progress carefully.

Choose installments if…

You want to keep cash available, spread the risk while the project develops, or the cash discount is small.

Before you sign

  • Get the full schedule in writing, with every amount and due date.
  • Ask what happens if a payment is late, and whether there is a penalty.
  • Confirm the possession date and what happens if it slips.
  • Check the approval first: see how to check if a society is LDA approved.
