Every year, buyers in Lahore lose money to housing schemes that were never approved. Checking approval takes less than an hour and is the single most important step before you book a plot or apartment.

This guide explains how to check if a housing society is LDA approved, which authority approves which kind of project, the documents to ask for, and the red flags that should make you walk away.

Why LDA approval matters

The Lahore Development Authority (LDA) approves private housing schemes within its area. Approval means the layout plan has been sanctioned and the developer has met the conditions for roads, parks, public buildings and utilities. Approval affects:

  • Whether you can get your house plan approved and utility connections.
  • Whether banks will finance or accept the property.
  • How easily you can resell, and at what price.
  • Your protection if the developer fails to deliver.

Who approves which project?

Not every project in and around Lahore is approved by the LDA. The approving body depends on where the project is and who develops it:

How to check LDA approval, step by step

  1. Get the society's exact registered name and the phase or block you are buying in. Approval is often granted phase by phase.
  2. Open the LDA's official website and find its published lists of approved and unapproved (illegal) housing schemes.
  3. Match the exact name and phase. Similar names are common, so compare carefully.
  4. Ask the developer for the approval letter or NOC, with its reference number and date, and check it matches the LDA's list.
  5. For an apartment building, also ask for the approved building plan for that tower.
  6. Confirm your plot or unit number with the society's own office before paying.

Documents to ask for

  • The approval letter or NOC that covers your phase, block or building.
  • The approved layout plan or building plan.
  • Your allocation letter or booking form with the plot or unit number.
  • Official receipts for every payment, paid only to the developer's company account.

Red flags to avoid

  • "NOC applied for" or "approval coming soon" presented as approval.
  • Approval shown for one phase being used to sell plots in another.
  • Requests to pay cash or into a personal bank account.
  • No written allocation, or plot numbers that the society office cannot confirm.
  • Prices far below nearby approved societies with no clear reason.

Not every unapproved project is a scam

Some new launches are genuinely in the approval process. If you choose one, understand the extra risk, pay through official channels only, and keep every document.

Check the LDA's official lists of approved and unapproved housing schemes, match the exact name and phase, and ask the developer for the approval letter or NOC with its reference number.

Is a TMA approved society safe?+

TMA approval is valid for projects outside LDA limits. Check that the approval covers your phase or block, and keep every document and receipt.
