Millions of overseas Pakistanis want to own property back home, whether for family, retirement or investment. The challenge is doing it safely from thousands of kilometres away.
This guide explains how overseas Pakistanis can buy property in Lahore without flying home: how to pay, how to sign, how to verify the property, and which projects suit overseas buyers best.
What you need
- Your CNIC or NICOP (National Identity Card for Overseas Pakistanis).
- A bank account you can pay from, either in Pakistan or a Roshan Digital Account.
- A trusted family member or agent in Pakistan, if you will use a power of attorney.
How to pay from abroad
The Roshan Digital Account, offered by Pakistani banks under the State Bank of Pakistan's initiative, lets non-resident Pakistanis open an account online and use it to invest in property in Pakistan. You can also send money through normal banking channels to your account in Pakistan.
Always pay the developer's company account
Never pay cash or into an agent's personal account. Pay by bank transfer, pay order or demand draft in the developer's company name, and keep every receipt.
Signing without being there: power of attorney
Many developers let you book online or by email. For transfers and registration that need a signature in person, you can appoint a trusted relative through a power of attorney, attested by the Pakistani embassy or consulate in your country. Limit the power of attorney to the specific property and transaction.
Verifying the property from abroad
- Ask for the approval documents and check them yourself. See our guide on how to check if a society is LDA approved.
- Ask for a live video tour of the site, not just brochures or renders.
- Get your plot or unit number in writing and confirm it with the developer's office.
- Use a consultant who shares documents openly and never asks you to pay them instead of the developer.
Taxes to plan for
Property purchases and sales in Pakistan carry withholding taxes, and the rates are lower for people on the FBR's Active Taxpayers List. Rates change with each budget, so check the current FBR rates, or ask us, before you book.
