If you look at DHA Lahore property, you will quickly hear two terms: plots and files. They are priced very differently, and mixing them up is one of the most common mistakes new buyers make.
This guide explains DHA plot vs file in plain terms: what each one is, how files become plots, the pros and risks of each, and how to verify and transfer safely, using DHA Phase 9 Prism as the example.
What is a DHA plot?
An allotted DHA plot has a specific plot number in a specific sector and block. You know exactly where your land is, how far it is from the main boulevard, whether it is a corner or park-facing plot, and whether possession is available. Its price reflects all of that.
What is a DHA file?
A file is a right to a plot of a given size, for example 5 Marla or 1 Kanal, that DHA will allot later through balloting. Until then, you do not know which sector or block your plot will be in, or exactly when it will be allotted.
Files are cheaper than allotted plots because of that uncertainty, and they are traded actively, so their price moves with the market.
DHA plot vs file compared
Allotted plot
Known location and plot number. Higher price, less uncertainty. You can build once the sector has possession. Best for families planning a home.
File
Location decided later by balloting. Lower price, more uncertainty about location and timing. Best for patient investors.
DHA Phase 9 Prism prices in 2026
In October 2026, plots in DHA Phase 9 Prism ranged from about Rs 75 Lakh to Rs 1.15 Crore for 5 Marla, Rs 1.15 Crore to Rs 2.25 Crore for 10 Marla, Rs 1.90 Crore to Rs 3.80 Crore for 1 Kanal, and Rs 3.70 Crore to Rs 8.50 Crore for 2 Kanal. The range is wide because sector, block, position and possession status all change the price.
Development moves sector by sector: Sector K is about 90% developed, and sectors A, B, C and H have made significant progress, while the outer sectors are at an early stage. See the DHA Phase 9 Prism price list for details.
How to verify and transfer safely
- Get the plot or file number and verify it with DHA Lahore through its official channels before paying.
- Check that the seller is the registered owner and there are no dues outstanding.
- Pay a token only against a written agreement.
- Complete the transfer at the DHA office, where the buyer and seller sign in person or through authorised representatives.
Budget for DHA's transfer fee and any development charges still due on the plot.
Which should you buy?
Buy an allotted plot if you plan to build, need certainty, or want a property that is easy to value and resell. Buy a file if you have a longer horizon, a smaller budget, and are comfortable not knowing the exact location yet.
